HOME RENOVATION AND HOME REMODELING
We were hired to renovate, correct multiple problems and remodel areas of this 2800 sq. ft. home addition that was only about a year old. An engineering firm was brought in several times during the framing corrections of the over all addition. The Pictures below are only some highlights of the work. There are over 200 photos of this project.
Here is some of the structural repairs made to the trusses and over all roof framing. Since the roof was already completed we had to do everything from the underside. What looks like a mess of wood is new rafters back framed in and valley work. There were either none in place or only 2x4 stud grade material. 2x4's are not to be used for rafters unless it is in a truss configuration from a manufacturer. I've been doing this a long time, worked on numerous projects; I was amazed at how this was.
Here new LVL headers were installed to carry the load properly over the pocket doors. The existing headers were under sized or nonexistent. The new pocket door installation was done to give better access for a wheelchair, a more universal design and to help save on space.

Another area of this one year old home addition that needed structural repair. New rough framing with a new LVL header installed along with a new pocket door installation.
An up close look at how the LVL header was installed as well as how the electrical wiring should be run. The red Fire Caulking was also done throughout. According to code this must be done when wiring passes through the plates. It stops drafting.
Here the bedroom walls were opened up. We corrected the rough framing, electrical and in the process of going through to make sure that the existing insulation was installed properly.

The Great Room just about completed. As you can see a new all oak custom in wall cabinet with shelving has been installed. The T. V. wall is ready to go, the wall sconces were purposely installed on either side of the entertainment cabinets to make a nice statement.
The Great Room wet bar area installation. Above the cabinets is a ledger board finished off and painted the same color as the ceiling to help it blend in. During the repairs to the rough framing it was found that the heel of the truss was not sitting on the framing plate properly. In order to correct this, additional dimensional lumber was installed. The same process was done on the other exterior wall to balance out the room so it looks like it was the game plan all along.
The Common Access Area finished. New door casing, baseboard and quarter round installation, new railing installation and all new crown molding installation has taken place. There is a new ceiling fan installation been done along with other trim details.

This custom in wall cabinet with crown molding is another great feature. It is cabinet building to the homeowners request. The installation of recessed lighting helps to accent this area. The colorful wall sconce installation makes a nice lighting feature to this large room with high ceilings.

The tiffany style lighting makes this 20' x 25' room a bit more inviting. The new ceiling area was a structural repair as well as a design change. The new window and base board trim installation really adds to this beautiful room.

With the home renovation and remodeling of this addition finished, hard to believe there were so many problems. A nicely designed concept is now in place for this family. Foundation repair and structural repair. Framing repairs and corrections, electrical installation and repair, plumbing installation and repairs, insulation installation and corrections, drywall installation and drywall repairs, railing installations, cabinet installations, crown molding and trim installations.
