The start of this basement remodeling. After demolition of the ceiling and the walls

  1200 Sq. Ft. Basement Renovation And Remodel:
We were hired to renovate and correct multiple problems in a 2800 sq. ft. addition that was only about a year old. The basement was part of this. This basement was all ready finished or so the homeowners thought. What started all this was some framing corrections to a joist run and to put in some LVL headers to carry load properly. An engineering firm was brought in several times during the framing corrections of the overall addition, this was only one area. A quick check behind the drywall revealed that the insulation was installed improperly. We had to remove all of the existing drywall and begin to do our inspection; it was good that we did. Numerous problems were found throughout. These photos are only the highlights of the overall corrections. It is hard enough work to build let alone demo, then correct everything, then put it back together.
In order to put in the shower drain for the full bathroom above, both joists where cut in the middle of a 14'0" run. That's something you should never do. Which means the framing is not structurally sound. To top it all off there is tile up above, which means concrete base. By cutting the joist they negotiated the structural integrity of the entire bath floor. In order to re establish the rough framing properly another joist installation was done along side of the existing run. Not an easy job.
Here you can see the rough framing installation of two LVL headers. It was found that the joists where not 16" O. C. and that the existing joist had too much of a section removed in the center of the run. There was already plumbing work present, we worked around that and were able to add enough dimensional lumber to correct the problem while minimizing the cost.
Here you can see a good example of poorly installed insulation. Although it is in the wall, it's not fastened and can easily fall behind the wall. Without the vapor barrier installed properly moister can seep in and cause mold problems, not to mention the additional heating and cooling costs.
Multiple problems were found with this basement finish the decision was made to open the ceilings and walls. One of the worst aspects of construction is how much dust and mess is created when this happens. We blocked off access points of the home, gutted the entire basement; we filled a 30 yard dumpster. In the photo you can see the men with masks to help protect them and gloves. Everything was bagged up before it was moved out to the dumpster to continue to minimize any dust or mess.

Another of the 'unlucky' souls who had part in the demo process. At the end of the day this basement was completely gutted with some very tired individuals and a 30 yard dumpster filled.
Tightening one of the many I-beam bolts found loose. In the back ground you can a laser level so the soffits would be the same dimension throughout unlike before, the original soffits were pulling apart. Above you can see the floor joists, another area the engineer addressed and agreed our solution. It was found that there was only about a 1 1/2" of joist end sitting on top of the I-beam. We also addressed the over all existing joist system and rough framing.
With a lot of the rough framing completed and other repairs made to this basement renovation we are close to starting the drywall installation.
Another look at some of the repairs made to the basement area. Here you can see all the duct work has been insulated, new soffits were constructed, stairway wall framing corrected, we were able to reinstall the existing insulation in the walls throughout.

Drywall installation, taping and finishing, and the shape of things to come. The utility room now has the proper type of drywall installation on the interior side of the room as well as on the outside along with a new installation of a fire door on it.
A look at just how large a project this 1200 sq. ft. basement finishing was. With all the drywall taped and finished, the soffit's being the same level throughout, the new over basement finishing design and concept and design is starting to reveal itself.

From this angle you can really see the tray ceiling in each area, how much care was put into drywall installation as well as the process of taping and finishing.
Wet sanding the drywall finish. A finishing process most people do not do. This makes for a very smooth and nice finish, very little to no dust takes place when we tape and finish drywall.

All aspects of this basement renovation to basement finishing have been completely redesigned. Even though there are structural aspects we were able to design and build a solution, and incorporate them into the overall look of the basement remodeling.
New crown molding installation to the tray ceiling sections, new recessed lighting installation, new trim installation throughout and a new door installation for the storage closet under the stairs. The column with crown molding and chair rail helps hide the structural support while adding to the over basement design and look.

Family And Entertainment Room:
We were hired to convert this unfinished basement to a usable space for the entire family.
An overall view of some of the framing. There is a 3/4" plywood sub floor that is also insulated. As always we consistently work at keeping the area clean and dust free as much as possible.
Maximizing the basement space for storage and use. Here a closet is being built as an additional pantry and to hold all those items you use for cooking during the holidays. Also a future access to the water main.
With the electrical and other aspects done the drywall can be installed. Things are starting to take shape.

How things are looking going down the stairs to the new finished basement. All we are missing is the handrail.
Here is a look at the finished stair section. Storage was added under the stairs, giving the home owners the most from the new space wherever possible.
An up close look at the custom made storage doors and trim installation.
A new pantry closet or storage closet at the bottom of the stairs was a great solution for these homeowners. This is where they will store all those large & occasional items for the kitchen they do not always need. Also this became a secondary pantry as well. The new door installation is large enough to make it easy to get in and out with things. The recessed lighting installation really enhances the over finish. There are in-floor outlets so electrical cords are not stretched across the room.
A new utility closet was built along with some access panels. In-floor outlets were installed to minimize electrical cord runs. Something to keep in mind when there are small children that can run around. The new recessed lighting installation Is laid out very nicely lighting up the area.
This is the media wall where the T. V. and other items will be installed. The interior door on the left is a finished walk in closet and the interior door on the right is access to the unfinished section of the basement which also has a work shop.
Here is a look inside the finished walk in closet. As you can see it is large and able to accommodate any storage need. The homeowners were undecided about what they wanted to ultimately use it for. Why you see no shelving.

Family, Game And Entertainment Room:
Here we were hired to convert this unfinished basement that became the storage space over the years to a usable multi functional space for the entire family and their guests. A clean look and a great place for the kids to go!

With this basement finishing the growing family need more space. With the subfloor installation, the walls rough framed, recessed lighting and other electrical installation completed, insulation was installed to the ceiling and walls.

Here you can see some of the trim installation details and the access panels. The lighting installation at the bottom of the stairs insures everyone will be able to see where they are going. The half wall sill is custom made.
With the installation of the doors and trim, painting completed and those electrical finish items completed; all this family needs to do with the new finished basement space is get the carpet installed. We have taken care of everything else.
